What is a 1031 Exchange?

A 1031 exchange is the swap of one investment property for another that allows capital gains taxes to be deferred. The term, gets its name from the Internal Revenue Service (IRS) code Section 1031, and may be used to accumulate wealth.

What is a DST?

Delaware Statutory Trust (DST) are a fractionalized interest in institutional grade property and are recognized as like-kind property by the IRS, for the purposes of a 1031 Tax Deferred Exchange.

Why Are Clients Using A DST?

  • Defer Capital Gains Tax - continue to have all of your capital from your exchange work you.

  • Diversification - may protect your capital from being dependent on any one property, location, asset class, tenant, industry or geographic location.

  • Passive Ownership - no more day to day management duties.

  • Backup Options - identify as much property as the IRS will allow, in order to increase your chances of your 1031 Exchange succeeding.

  • Potential for Cash Flow - net cash-on-cash returns, that are typically paid on a monthly basis.

  • "Boot"solution - the property your purchasing may not cover your entire exchange amount, so you may have a leftover portion called the "boot".
