Providing 1031 Exchange Solutions
About: McPherson Delaware Statutory Trust
The Real Estate Exchange is a Delaware Statutory Trust (DST) investment firm. Our platform provides access to the largest marketplace of DST investments from over 30 different sponsor companies. We review each DST investment to ensure that it's a legitimate option for our clients. Our client's personal goals are our number one priority.
What is a DST?
Delaware Statutory Trust (DST) are a fractionalized interest in institutional grade property and are recognized as like-kind property by the IRS, for the purposes of a 1031 Tax Deferred Exchange.
Why Are Clients Using A DST?
Defer Capital Gains Tax - continue to have all of your capital from your exchange work you.
Diversification - may protect your capital from being dependent on any one property, location, asset class, tenant, industry or geographic location.
Passive Ownership - no more day to day management duties.
Backup Options - identify as much property as the IRS will allow, in order to increase your chances of your 1031 Exchange succeeding.
Potential for Cash Flow - net cash-on-cash returns, that are typically paid on a monthly basis.
"Boot"solution - the property your purchasing may not cover your entire exchange amount, so you may have a leftover portion called the "boot".
What are my DST Options?
Numerous investors are selecting DSTs to diversify their portfolios.
1031 Exchange DST properties may include:
- Office Buildings
- Retail Centers
- Multi-Family Housing
How can we help?
Tired of dealing with the 3 "T's" (Tenants, Toilets & Trash), DST investments may provide a way to continue to build your real estate portfolio. DST's are a type of passive property ownership that may allow you to continue to build personal wealth, without the responsibility of management. The Real Estate Exchange may be able to help.
